There is a lot of advice given on being a smart home buyer. Not as much is said about being a smart home seller. In my experience, the best deals are made between a smart buyer and a smart seller.

Smart sellers are the homeowners who know what buyers are looking for and do their best to market the home in a way that attracts qualified buyers that appreciate dealing with a savvy seller. So what does it take to be a smart home seller? I have broken it down into three easy steps.

Be serious
Smart selling means being prepared to put the home's best foot forward. The house is clean and orderly, inside and out. Broken or damaged items are repaired and maintained to their best working condition.

Rooms are clean and organized. The home is ready to be shown and feature its best attributes. Keeping a show-ready home demonstrates respect to potential buyers, who may otherwise feel their time was wasted on a disorderly house. Buyers can tell when a homeowner is just testing the real estate market waters and isn't serious about marketing the home.  

Be realistic
Your home is valuable to you. But the only value a buyer is interested in is the fair market value. Be realistic in pricing the sale of your home.

Avoid emphasizing the cost of home improvements in the sale price. Be as objective as possible and try to look at your home as a buyer.

Set the cost at a level that will encourage interest among buyers. Time is not on your side. Studies show that homes that remain on the market longer tend to sell for less than the asking price. Your Realtor will be invaluable here in helping you determine the best price.

Be flexible
We all lead busy lives. And maintaining a show-ready home is no easy task. However, you need to be as flexible as possible when it comes to making the house available to potential buyers.

Open houses are easy enough to accommodate in your routine because they are scheduled in advance. It's the last minute showing on a Wednesday evening that can be problematic. Be patient and have a strategy for those last minute calls.

Keeping these three principles in mind will help you become the smart seller you need to be to sell your home for the price you want.
